Getting started as a project manager

Blue Seal lets you manage work for your clients and put your own trusted trades on it. It's built for real estate agents, property managers, and landlords, anyone who lines up work for someone else and wants it done by people they trust.

Your home base is the cockpit at /manage. Set it up in three steps, in this order:

1. Add your trusted trades first. Open Roster and add the tradespeople you rely on. If they're already on Blue Seal, search their name and add them. If they're not, send them an email invite or share your personal invite link, and they land on your roster when they join. This matters first: a project only goes to your trades if they're on your roster, so building it up before you set up work is what keeps jobs in-house rather than opening them to the wider board.

2. Add a property. A property is just an address you manage, with an optional photo. It's the folder your projects live in, handy when one client or building has several jobs over time. A project can stand on its own without a property, but properties keep multi-job clients tidy.

3. Set up a project and invite your client. A project is a bundle of jobs (each one a trade, like "repaint the unit" or "fix the sink"). Add the jobs and invite your client by email. As you pick each trade, Blue Seal tells you whether one of your roster trades will be invited, so there are no surprises. Your client gets a one-tap sign-in link (no password), reviews the project, and accepts.

What happens next. On accept, each job goes out for a quote to the trades on your roster that match it. Your client compares the quotes and picks who they want, the choice is always theirs. You can watch status and quote amounts the whole way; you don't see their private chat or invoice. When one of your trades is hired and does the work, you earn a referral commission.

Make it yours (Blue Seal Pro). With Blue Seal Pro you can claim your own public page (like blueseal.app/pm/your-name) that shows your brand and the trades you recommend, and download a print-ready business card with a QR code to it, both from the Public profile section. The same subscription unlocks your clients view, the calendar, and the AI tools.

There's nothing to pay to use the cockpit. Setting up payouts (a short agreement plus connecting a bank through Stripe) is only needed when you want your commission to pay out, not to set up work.
